This 38 lot bareland strata subdivision was constructed on a hillslope with grades averaging between 15 and 20%.  Design was completed in the summer of 2003 with District approval arriving later that year.  Construction during 2004 involved onsite water, sanitary and storm servicing followed by a paved internal road loop.  The project also included relocation of a District trunk watermain, as well as extensive offsite works (which totaled 20% of the final civil construction cost).
